What happens if a property fails the gas safety check?

If there are any safety issues classed as At Risk (AR) that could cause a danger to life or property, the gas appliance (with permission) will be turned off until the safety problem has been fixed.

If there are any safety classed as Immediately Dangerous (ID) that is considered an immediate danger to life and property, the appliance (with permission) will be disconnected until it has been fixed. If no permission is given then the gas engineer will report the situation to the Gas Emergency Service Provider (ESP), which has legal powers to disconnect the gas supply and make the situation safe.

How often is a gas safety certificate required?

Landlords are required to have a gas safety certificate renewed annually. This ensures that gas appliances in rental properties are safe for tenants.

They can be carried out up to 60 days before the due date and you can keep the previous due date for the next one, but you can not be a day late.

Are carbon monoxide and smoke alarms needed?

Yes, the Smoke and Carbon Monoxide Alarm Regulations state you must have a carbon monoxide alarm in the same room as every gas appliance, not including gas cooking appliances.

You must also have a smoke alarm on every floor of the property.

How long does a gas safety inspection take?

A gas safety inspection typically takes between 30 minutes to an hour, depending on the amount of gas appliances being checked, and whether there are any problems or not.

Do tenants receive a copy of the gas safety certificate?

Yes, landlords must provide tenants with a copy of the gas safety certificate within 28 days of the inspection.
