Landlords Gas Safety Checks (CP12)
Every Year
All household gas appliances and gas pipework on rental properties must be checked for safety every year by a Gas Safe registered engineer.
Record
On gas safety checks, we will inspect and test all of your gas appliances and issue you and your tenants with a certificate of our findings. Records must be kept for two years.
Unsafe Situations
We will deal with any unsafe situations we find by following the latest Gas Industry Unsafe Situations Procedure (GIUSP) by IGEM. (formerly TB001)
Carbon Monoxide
Protect yourself and your tenants from carbon monoxide poisoning by making sure your gas appliances are safe. Carbon monoxide is created by all gas-burning appliances.

Gas Safety Check Cost
A safety check from Housewarm costs £50, which covers a boiler and a hob or cooker if you have one. If you have a gas fire then it will cost an extra £10, so £60 total. All gas appliances owned by the homeowner must be added to the inspection certificate.

Landlords Gas Safety Certificate (CP12)
It is the law for landlords to have all of their gas appliances inspected on all of their rental properties every year.
This includes gas boilers, gas cooking appliances, gas fires, and any other appliances that burn gas.
It is also highly recommended getting your boiler serviced every year.
